Have your own beautifully wooded 1.5 acre lot on the east rim of Zion National Park and access the best trails and views of Zion right from your doorstep! This lot is located about 400ft from the park boundary, 1 mile from the Cable Mountain trailhead, and 2 miles from the Observation Point trailhead which provide magnificent views of Zion canyon without having to deal with the crowds and shuttles found on the canyon floor below. There is also an extensive network of atv trails that you can access straight from the property without having to load your toys up and haul them elsewhere.
The property comes with 3 existing structures including a small cabin, rock-climbing bouldering cave, and 8x12 toolshed. All of the structures are completely off-grid and have 12v solar power running to them. They all do need some TLC and someone wanting to finish them off however they want, I simply don't have the time to give them the attention they need as I have another lot down the road that I am currently focusing on.
All of the structures are under the minimum size for requiring permits but if you would like to build a proper cabin I did have a successful perc test done when I bought it in 2009. It cost about $600 and is required for putting in a septic system and will be included in the sale.
There is a large, circular, gravel driveway with plenty of room for your vehicles and RV. There is also what appears to be a gray water tank on the edge of the driveway but I don't have any details on it since it was there when I bought the place and have never tried to use it.
The land is part of the Zion Ponderosa Ranch subdivision and there is a $190 per year fee that covers road maintenance and usage of their water trailer since there is no water available at the property itself. There is power at the street but I have never paid to hook into it and have always just used solar.
There is a lot of development going on in the area, and on the east side of Zion in general, so land prices are sure to only keep rising, especially on lots like this that are so close to the park. The lat/long coordinates are 37.279124, -112.897445 if you would like to map it. Property taxes for 2018 were $365.53. I'm asking 89k but that is negotiable since I do recognize the structures are in need of some work/finishing.
